[OS X TeX] Installing MacTeX 2010 without Admin Access

Thanks to all who have helped me install TeX Live on a machine for
which I don't have admin access.  I now have it installed and I have
TeX Live Utility (TLU) pointing to my installation.  The trouble is
that I can't get tlmgr or TLU to update the packages and such. The
error messages I get are

$ tlmgr update --list
cannot contact mirror.ctan.org, returning a backbone server!
tlmgr: package repository http://www.ctan.org/tex-archive/systems/texlive/tlnet
Cannot load TeX Live database from
http://www.ctan.org/tex-archive/systems/texlive/tlnet at
/path/to/home/usr/local/texlive/2010/bin/universal-darwin/tlmgr line
4307.

or if I use TLU:

I have tried changing the Server URL in TLU and the repository in
tlmgr with no improvement.  Any ideas on what may be wrong here?
